Questions about drainage & utility services

What are the signs of a perimeter drainage (drain tile) problem?
The usual signs are water pooling against the foundation, a wet or musty basement or crawlspace, white staining on foundation walls, soggy spots in the yard that never dry out, and overflowing downspouts. On older Nanaimo homes the original drain tile is often clogged with silt or roots, or has collapsed, letting water sit against the footing. We can excavate to inspect and replace it.
What is drain tile / perimeter drainage, and how long does it last?
Perimeter drainage (often called drain tile) is the perforated pipe-and-gravel system around your footing that carries groundwater away from the foundation. A properly installed modern system (perforated pipe, filter fabric, clean drain rock, and a clear outflow) typically lasts decades. Older systems silt up or crush over time, which is why replacement is one of the most common drainage jobs we do.
What does perimeter drainage or a French drain cost in Nanaimo?
It depends on the length of the run, how deep we excavate to reach the footing, access around the house, soil and rock conditions, any landscaping or hardscaping we dig through and reinstate, and where the water can be routed. Because it is an excavation job, we give you a detailed quote after a free site visit.
Do you handle permits and utility locates for water and sewer work?
Yes. Water-line and sewer-line work, and any digging near services, requires a BC 1 Call utility locate before we break ground, and connections may need permits and inspection. We arrange the locates and help with the permitting.
Can you fix yard pooling and regrade for drainage?
Yes. Beyond foundation drains, we install catch basins and yard drains, cut swales, regrade surfaces to shed water away from the house, and connect downspouts and sumps to a proper outflow, so the water ends up where you want it instead of in your basement or lawn.
